We can assist you in preparing the business plan for your business. Its purpose differs from the feasibility study. The feasibility study is typically prepared by an outside expert and evaluates the potential of the project. The business plan is the developer's document that explains in detail how the business will actually be developed and managed to achieve the potential identified in the feasibility study. We can provide valuations and business appraisals for prospective mergers and acquisitions. This effort could assess strategic value if requested and typically involves three approaches:

§         Income - Financial performance is evaluated and capitalized.

§         Market - Sales of similar leisure businesses are examined and their experience applied to the operation valued. 

§         Asset - The current value of equipment and other assets is estimated. 

§         So, you have the land and think it would be ideal for a mixed-use destination resort, a golf course community, a heritage park, or some form of development. But what are the steps to making it a reality?
Here are a few development steps to attract outside interests to a new project.
The following is a quick overview of the process for the first steps of making a developable project from a piece of raw land. The culmination of this process is what’s used to recruit investors and/or developers to a project.

For every project, these steps would be refined and a proposal, including exact costs, would be developed. There are four steps in the process:
1) Market Assessment
2) Concept Site Plan
3) Master Plan (combination of the first two, plus additional work to tie them together)
4) Business Plan

1. MARKET ASSESSMENT
The market assessment provides the developer with information about what should be built, who the market is and how to attract them, how the project should be built (phasing), how much it will cost to build and what amenities need to be included.

The Market Assessment includes:
A. Competitive Analysis
B. Trends and psychographics
C. Programming
D. Development plan
E. Marketing program

2. CONCEPT SITE PLAN
Once the Market Assessment and programming have been developed, we prepare the Concept Site Plan. There are a number of steps involved with the site plan including entitlement and permitting research, site surveys, aerial photography, competitive site visits, theme research, etc.

3. MASTER DEVELOPMENT PLAN
Finally, we assemble the Market Assessment and Site Plan into a single, easy to read document, complete with color photography, color renderings and site plan - ready to be used to secure financing and investment.

4. BUSINESS PLAN
Meanwhile, we would be developing a Business Plan: who would own and operate different elements of the project, staffing, cash flow analysis, capital improvements, ongoing investment, etc. The Business Plan takes the Market Assessment to the next level with specific costs, expenses, and revenue streams detailed over the life of the development.

§         Branding is the art of setting yourself apart from everyone else in the minds of your customer. This is the age of specialization. where being all things to all people reduces or can even eliminate your long term success. If a visitor can experience similar activities closer to home, why should they visit you? What do you have that sets you apart? That makes you worth a special trip? In order to succeed, you must "exceed the usual."

Branding is far more than logos, slogans, and brochures. Your branding initiatives MUST include, foremost, product development - the attractions, activities, amenities, ambiance, and services that set you apart from the competition. The branding effort makes you the destination of choice when there are a lot of alternatives.
